Project Description:
On June 13th, 2022 West Builders will be starting demolition of the former restaurant building located at 2000 University Ave (corner of University Avenue and Milvia Street), as well as the adjacent house located at 2001 Milvia Street. This will commence construction of a new 8 story mixed use building consisting of 82 residential units, ground floor commercial, and amenity space.
Construction Activities will include the following major components:
• Demolition and removal of exiting buildings
• Excavation of new building foundation
• Three levels concrete construction including foundation, as well as five levels of wood framing • Roof and exterior closure systems including stucco and various panel materials • Interior buildout of 82 apartment units
• Lobby, retail space, tenant amenities, and sidewalk and landscape improvements
The above activities will take place per Berkeley construction noise standards Monday through Friday with expectations that some Saturday work will be required to meet unforeseen schedule impacts. Please be aware of posted traffic on Milvia Street to be used by WEST for deliveries / staging and hoisting.
Anticipated General Schedule:
Demo/Shoring/Grading (June 2022 - July 2022)
Concrete Construction & Utilities (July 2022 - December 2022)
Framing (December 2022 - April 2023)
Façade and Finishes (October 2022 - September 2023):
Daily Construction Schedule:
· Work will commence 7am - 6pm Monday through Friday.
· This project is approved for Saturday work if needed 9am - 4pm.
· Expected Start: June 2022
· Expected Duration 20 months.
