Berkeley Plaza – 2065 Kittredge Street, Berkeley CA

Project Description: This project consists of a 5 story type IIIA R-2 residential apartment buildings in 3 compartments over one a 4-story type IA mixed occupancy building, including an underground level

Construction Activities: Major phases of construction to include the following -

·         Demo of existing building and site hardscape.

·         Excavation and grading to follow for preparation of building foundation.

·         Underground utilities.  

·         Forming and subsequent pouring of concrete foundation, walls and podium slabs to occur. Concrete superstructure consists of one basement level and three stories above grade.

·         Five stories of vertical framing including exterior and interior building finishes.

·         Site improvements including the landscaping, sidewalks, etc.

·         Daily construction activities one can expect are use of hand tools (hammers, drills, etc.), hauling and hoisting of material, construction equipment such as bobcats, backhoes, reach lifts running for various activities.   

Anticipated General Schedule:

▪ Demo/Grading (April 2023 – September 2023)

▪ Concrete Construction & Utilities (August 2023 – February 2024)

▪ Framing (February 2024– June 2024)

▪ Façade and Finishes (June 2024 – June 2025):

Daily Construction Schedule:

·         Work will commence 7am - 6pm Monday through Friday.

·         This project is approved for Saturday work if needed 9am - 4pm.

·         Expected Start: April 2023

·         Expected Duration 27 months.
