Telegraph & Derby – 2650 Telegraph Ave, Berkeley CA

Project Description:

• Construction of a 5-story building, consisting of 45 apartment units with parking and commercial space below.

Construction Activities: Major phases of construction to include the following –

• Demo of existing building and hardscape.

• Excavation and grading to follow for preparation of the building foundation.

• Underground utilities.

• Forming and subsequent pouring of concrete foundation, walls, and podium slab to occur.

• Four stories of vertical framing including exterior and interior building finishes. 

• Site improvements including landscape, sidewalks, etc.

• Daily construction activities one can expect are use of hand tools (hammer, drills, etc.), hauling and hoisting of material, construction equipment such as bobcats, backhoes, reach lifts running for various activities.

Anticipated General Schedule:

• Grading & Utilities (November - December 2023)

• Concrete Construction (January – April 2024)

• Framing (March 2024 – June 2024)

• Façade and Finishes (June 2024 – October 2024)

• Site Improvements, Landscaping, Sidewalks, Etc. (October 2023 – June 2025)

Daily Construction Schedule:

• Work will Commence 8am-6pm Monday through Friday

• This project is approved for Saturday work if needed 9am – 4pm.

• Expected Start: November 2023

• Expected Finish: Q3 2025
